Where Oracle, Amazon, and AllianceBernstein employees actually live. The real tax math. School zones. The 5 mistakes out-of-state buyers make. No salesy follow-up.
Most relocation guides are written to sell you on Nashville. This one isn't.
If you're considering a luxury move to Nashville, you're making one of the most consequential financial decisions of your life. You need real information — not a tourism brochure.
The Playbook covers what most realtors won't tell you: which neighborhoods deliver on their promise, the honest tax math vs. your current state, the school zones that genuinely matter, where corporate transferees from Oracle, Amazon, and AllianceBernstein actually settle, and the five mistakes out-of-state buyers make that cost them $50K+.
30 pages. Skimmable. Saves 20 hours of research.

A Nashville native who helped build the city's luxury market.
I'm a Nashville native — born and raised here, attended Christ Presbyterian Academy, watched this city become the place people from Los Angeles, New York, and Boston keep flying down to scout.
Before becoming a realtor, I spent years on the development side of Nashville's luxury market — as the property manager for some of the city's most exclusive addresses, including 505 and 1200 Broadway, where I worked closely with the development teams behind both projects. I learned the luxury market from the inside, watching who was buying, what they were looking for, and which neighborhoods actually delivered on their promise.
Today I help out-of-state families and professionals relocate to Nashville's most exclusive neighborhoods — luxury residential, primarily Brentwood, Franklin, Belle Meade, Forest Hills, Westhaven, and College Grove. I'm part of a small team built specifically for this work. I focus on strategy, qualification, and the relationship; my closing partners — two of the top luxury agents in Middle Tennessee — handle the day-to-day showings and contracts.
“I married a California transplant. So when I tell my CA and NY clients I understand the cultural shift they're signing up for, I mean it literally.”
Eight chapters. One honest map.
Skimmable, designed for buyers who need real intel — not a sales pitch.

Six luxury submarkets, completely different feels.
Nashville isn't one market — it's a constellation. The Playbook decodes each. Here's the quick take.
Brentwood
Suburban, family-anchored, top-rated public schools. The high-volume luxury submarket. Best for families prioritizing predictability.
Franklin
Historic charm + Westhaven master-planned community. Lifestyle-driven. Best for buyers who want walkability + community.
Belle Meade
Legacy old-money. Mature trees, large lots, prestige zip. Best for buyers prioritizing location + long-term appreciation.
Forest Hills
Belle Meade's quieter cousin. Same trees, less prestige tax. Best for buyers who want the home over the zip code.
Westhaven
Master-planned within Franklin. Walkable, amenity-rich, golf course. Best for community-life buyers.
College Grove
Country-estate luxury. Acreage, gated communities like The Grove. Best for privacy + equestrian + executives.
Three steps. No pressure.

Tour Nashville with the team
When you're ready, my closing team builds a 48-hour itinerary — hand-picked properties, schools, neighborhoods. No fluff, no time-waste.
Honest answers to what buyers actually ask.
What does it cost to work with you?
Nothing on the buyer side. As your buyer's agent, I'm compensated through the listing-side commission (or negotiated into the offer). The strategy call, property tours, market intel — all included.
Do you show houses, or hand me off?
Honest answer: I focus on strategy, qualification, and the relationship. Once we've established we're the right fit, I introduce you to one of two closing partners on my team — both top-producing Middle Tennessee luxury agents — who handle showings, contracts, and execution. I stay involved at every major decision, at closing, and beyond.
What if I'm not ready to move for 6+ months?
Most of my best clients aren't. The strategy call still makes sense — we calibrate timeline, get the math right, and then I keep you informed with quarterly market updates and personalized listings until you're ready.
Do you work outside the luxury tier?
My specialty is Nashville's luxury residential market. If your search is outside that range, I'm happy to refer you to a colleague who's a better fit. Honest answer matters more than landing every client.
